SCIP Construction
Stronger. Smarter. Built to Last.
Structural Cement Insulated Panel (SCIP) construction represents a fundamental advancement in how buildings are designed and built. Coons Construction is one of the few licensed A-1 general contractors in the Pikes Peak region offering SCIP construction for both residential and commercial projects — and we bring the expertise to deliver it correctly.
What Is SCIP Construction?
SCIP stands for Structural Cement Insulated Panel. It is a building system in which structural panels — composed of a rigid insulation core bonded to a steel wire mesh framework — are erected and then coated with a layer of shotcrete (pneumatically applied concrete) on both faces. The result is a monolithic, reinforced concrete structure that is integrated with high-performance insulation.
SCIP is not a new concept — the technology has been in use internationally for decades and has a well-documented performance record in residential, commercial, and institutional construction. What is relatively new is its growing adoption in the United States as builders and clients increasingly recognize its advantages over conventional wood-frame and concrete masonry construction.
Why Build with SCIP?
Structural Strength
SCIP structures are engineered to outperform conventional framing in high-wind events, seismic activity, and impact loads. The monolithic concrete shell distributes loads efficiently and provides exceptional resistance to extreme weather events.
Superior Energy Efficiency
The insulated panel core provides continuous thermal insulation with no thermal bridging — a significant advantage over stud-frame construction. SCIP buildings consistently achieve superior energy performance ratings, translating into meaningfully lower heating and cooling costs.
Fire Resistance
Concrete does not burn. SCIP structures offer excellent fire resistance compared to wood-frame construction — an increasingly important consideration for the Colorado Front Range, where wildfire interface risk is a real factor for property owners.
Speed of Construction
Once the panel system is in place and shotcrete is applied, the structural shell of a SCIP building can be completed faster than equivalent wood-frame construction — compressing the overall project timeline and reducing weather exposure during construction.
Durability & Longevity
SCIP structures are highly resistant to moisture, insects, rot, and the freeze-thaw cycles that are hard on conventional building materials in Colorado’s climate. The result is a building that maintains its performance over a longer service life with lower maintenance costs.
Design Flexibility
SCIP panels can be fabricated to accommodate a wide range of architectural forms — including curved walls, complex rooflines, and custom shapes. You do not sacrifice design flexibility for structural performance.
SCIP for Every Project Type
SCIP for Residential Projects
SCIP is an exceptional choice for custom home construction. A SCIP home delivers the energy performance, structural integrity, and durability that discerning homeowners increasingly demand — while offering the design flexibility to realize virtually any architectural vision. Coons Construction delivers SCIP residential new construction and additions throughout El Paso County.
SCIP for Commercial Projects
For commercial clients, SCIP offers a compelling combination of structural performance, energy efficiency, and speed. New commercial buildings, warehouse and light industrial facilities, and institutional buildings are all well-suited to SCIP construction. We also deliver SCIP additions to existing commercial structures.
Tilt-Up SCIP Construction
Tilt-up construction — in which wall panels are cast horizontally on the job site and then tilted into position — is a well-established method for commercial and industrial buildings. Coons Construction delivers tilt-up SCIP panel construction for clients whose projects are suited to this efficient and cost-effective approach.
Why Choose Coons Construction for SCIP?
SCIP construction is a specialized discipline. The panels must be properly designed, the shotcrete application must be executed by experienced crews, and the overall system must be managed by a contractor who understands how SCIP integrates with the full scope of building systems — structural, mechanical, electrical, and plumbing.
Coons Construction has invested in the knowledge, relationships, and experience to deliver SCIP projects correctly. Our A-1 license through the Pikes Peak Regional Building Department covers the full scope of SCIP construction — residential and commercial, new construction, additions, and tilt-up.
